Doctor loan options for Utah healthcare professionals
Physician mortgage loans in Utah may help eligible doctors and other healthcare professionals buy a primary home with a smaller down payment, no monthly mortgage insurance, and student-debt rules designed for certain medical careers. Daniel Paris helps Utah borrowers compare the published Teal, Pink, and Silver program options and confirm the current rules for their exact scenario.

These are home-purchase and refinance mortgages, not loans for medical bills or medical-practice financing. Approval, available terms, pricing and down payment depend on the borrower, property and current lender guidelines.
Quick answer: What is a physician mortgage loan?
A physician mortgage is a home loan program for eligible healthcare professionals. Depending on the specific option, a qualified borrower may be able to finance up to 100% of a primary-home purchase without mortgage insurance. Program limits, credit score, occupancy, debt-to-income ratio, loan amount and profession rules differ. A 100% maximum loan-to-value (LTV) means zero down may be possible only when the complete file meets program requirements.

The public program summaries describe three options—Teal, Pink and Silver. The table shows published headline limits, not a promise that every maximum can be combined. For example, a maximum loan amount, minimum score and maximum LTV may not all be available together.
| Published feature | Teal | Pink | Silver |
|---|---|---|---|
| Minimum credit score | 680 | 700 | 700 |
| Maximum loan amount | $2 million | $3 million | $2 million |
| Maximum LTV | 100% (published range 90.01%–100%) | 97% | 100% |
| Mortgage insurance | Not required | Not required | Not required |
| Maximum DTI | Up to 50%; tighter limits apply in some cases | Up to 50% | Up to 50% |
| Occupancy | Primary residence | Primary residence or second home | Primary residence |
| Published loan terms | 30- or 15-year fixed; 5/6, 7/6 and 10/6 ARM | Confirm current term menu | Confirm current term menu |
Down payment guide: Teal and Silver list up to 100% LTV, which may allow 0% down for an eligible scenario. Pink lists up to 97% LTV, which implies at least 3% down at that maximum, before closing costs and any required reserves. Actual minimum funds depend on the full matrix and transaction.
Teal DTI restriction: The published summary caps debt-to-income ratio at 45% for an ARM, a 15-year term, or LTV above 95%. That means the standard “up to 50%” ceiling does not apply to a 100%-LTV scenario. Teal also limits non-occupant co-borrower income to no more than 50% of total qualifying income.

Which healthcare professionals may qualify?
At least one borrower must meet a qualifying professional designation. All three published lists include medical doctors (MD), doctors of osteopathy (DO), dentists (DDS/DMD), ophthalmologists, psychiatrists, pharmacists (PharmD), veterinarians (DVM/VMD), and podiatrists (DPM). Residents, fellows and interns may qualify when they hold a listed degree.
Pink’s published list is broader: it also includes optometrists (OD), physician assistants (PA), nurse practitioners (NP), registered nurses (RN), clinical nurse specialists (CNS), chiropractors (DC), and CRNAs without a separately stated DNAP/DNP condition. Silver lists optometrists, PAs, NPs, and CRNAs with a DNAP or DNP. Teal lists CRNAs with a DNAP or DNP, but does not list the additional professions above. “Not listed” means the designation is absent from the public summary; it is not a final underwriting decision.
Healthcare workers who do not appear on a published list can still compare other home-loan options, including conventional mortgages, FHA loans, and VA loans for eligible Veterans and service members.
How student loans may affect physician mortgage qualification
Student debt can matter even when payments are deferred or currently low. Teal’s public summary says student-loan payments in deferment or forbearance may be excluded for borrowers in residency or fellowship, and describes its student-loan calculations as more lenient. This is conditional; it does not mean every borrower can omit student debt. The public summaries do not fully explain treatment of income-driven plans, $0 payments or all deferment situations across Pink and Silver.
Ask the mortgage broker to confirm in writing how each debt will be counted for your chosen program and to identify any documentation needed from the loan servicer.
How to check physician mortgage eligibility in Utah
- Confirm your profession and status. Provide your degree, license or designation, and whether you are a resident, fellow, intern, or practicing professional.
- Define the property plan. Identify the Utah city, purchase price, expected loan amount, and whether it will be a primary home or second home.
- Review your finances. Share credit details, income, student-loan obligations, assets, cash available, and other monthly debts.
- Compare the complete offer. Ask for the exact LTV/loan-amount tier, required reserves, rate, APR, points, fees, lock period, and cash to close.
- Verify the current matrix. Get written confirmation for profession eligibility, property type, employment start date, refinance eligibility, student debt and all loan limits before relying on a headline maximum.
