Utah bank statement mortgage loans give self-employed buyers another way to document income when tax returns show less income after business deductions. In 2026, the non-QM market is growing, automated statement analysis is becoming more common, and lender requirements still vary widely. This guide explains the market changes and the credit, income, down payment, and reserve details Utah buyers should compare.
I’m Daniel Paris with UtahLowRate.com. I help self-employed borrowers in Salt Lake City, Utah County, Park City, Heber City, and St. George compare bank statement, jumbo, and investor loan options through wholesale lenders.
What Is a Utah Bank Statement Mortgage Loan?
A bank statement mortgage may let an eligible self-employed borrower qualify using 12 or 24 months of personal or business bank statements instead of relying primarily on tax-return income. These are generally non-QM mortgages, meaning they fall outside the federal Qualified Mortgage category. Non-QM does not mean no documentation or automatic approval. The lender still reviews income, credit, debts, assets, reserves, and the property.
The underwriter totals eligible deposits, excludes transfers and other nonqualifying items, applies the required expense calculation, and divides by the number of months reviewed. Business revenue is not the same as personal qualifying income. Ownership percentage, recurring expenses, and whether deposits represent ongoing business earnings can change the result.

Why Self-Employed Utahns Consider Bank Statement Loans
The SBA’s 2025 Utah small business profile reports 371,569 small businesses, representing 99.4% of Utah businesses. Contractors, consultants, real estate professionals, salon owners, and other business owners may have substantial deposits while reporting lower taxable income after legitimate deductions.
A bank statement program may help document that income differently. It does not make every deposit usable or replace a careful budget. Before choosing a loan, compare the qualifying income, monthly payment, closing costs, and cash left after closing with the conventional options available to you.
What’s New With Bank Statement Loans in 2026?
1. The broader non-QM market is growing
Stacker’s September 2026 report citing Optimal Blue says non-QM loans exceeded 11% of U.S. mortgage rate-lock volume in August 2026, compared with 8.34% in August 2025. Bank statement loans represented nearly 30% of that non-QM volume. These are national rate-lock figures, not Utah-specific closed-loan totals.
HousingWire’s June 30 report citing Bank of America Securities projects $175 billion in non-QM originations for 2026, compared with $108 billion in 2025. That is a forecast for the broader non-QM market, which also includes investor and other alternative-documentation loans.
2. Automated bank statement review is becoming more common
Technology providers are helping lenders organize deposits and calculate income sooner. Prudent AI, for example, describes tools for bank statement analysis and tracing income figures back to source documents. Faster analysis can help identify missing pages, transfers, and deposits that need explanation earlier in the process.
Automation does not guarantee approval. Keep invoices, contracts, and transfer records available for large or unusual deposits. An underwriter may still require additional documentation and must apply the lender’s guidelines to your complete file.
3. Loan performance makes careful documentation important
Scotsman Guide’s report on dv01 loan-performance data describes rising impairments in the self-employed and bank statement segment while full-documentation performance improved. Impairments refer to delinquent or modified loans within the analyzed pools. Those findings do not establish that every lender has changed its rules.
For borrowers, the practical takeaway is to prepare a complete file and compare actual lender requirements. Do not assume that a program offered last year has the same credit, reserve, or deposit rules today.
4. Larger loans remain part of the non-QM market
The HousingWire report also says loans above $1 million account for about 28% of new non-QM production in 2026. That figure includes multiple non-QM loan types. It should not be read as a bank statement approval limit.

Current Utah Bank Statement Mortgage Loan Options
The following are examples of programs Daniel Paris may access through wholesale lenders. They are separate program features, not a promise that every feature can be combined in one loan.
| Guideline | Program examples, subject to underwriting |
|---|---|
| Statement history | 12 or 24 months of eligible personal or business statements |
| Credit score | Select programs start at 620 for eligible borrowers with the required self-employment history; LTV and other terms vary |
| Higher financing | Select scenarios may allow up to 90% LTV with a 680+ score; other eligible scenarios may allow approximately 80% LTV with a 660 score |
| Business expense factor | Select programs may use a 25–30% expense factor, leaving 70–75% of eligible deposits before any other required adjustments; some businesses require a higher factor |
| Self-employment history | Two years is common; select one-year self-employed options start at 660+, with additional history and documentation requirements |
| Loan size | Standard and jumbo options vary; specialized super jumbo financing may reach $30 million for qualified scenarios, with separate LTV, asset, and documentation requirements |
| Occupancy | Primary residence, second home, and investment options depend on the program |
| Reserves | Most bank statement programs require approximately six months; larger or more complex loans may require more |
A reserve month generally represents the required housing payment, including principal, interest, taxes, insurance, and applicable association dues. Reserves are eligible assets remaining after down payment and closing costs. They are not an additional fee paid to the lender.

How the Bank Statement Income Calculation Works
Suppose your business has $240,000 in eligible deposits over 12 months after excluding transfers and nonqualifying deposits. The monthly average is $20,000. With a permitted 25% expense factor, the illustrative income is $15,000 per month before ownership or other lender adjustments. With a 30% factor, it is $14,000. This is an example, not an approval or a guarantee that your lender accepts that factor.
A CPA letter or other expense documentation may be accepted under some programs. Personal and business statements have different rules, so we should calculate both permitted approaches before deciding which documents to submit.
Utah Home Prices and Mortgage Rates
Freddie Mac’s October 8, 2026 release reports a national 30-year fixed mortgage average of 7.40%, compared with 7.28% the previous week and 6.30% a year earlier. This survey covers conventional, conforming home-purchase loans for borrowers with excellent credit and 20% down. It is not a Utah bank statement rate quote or an APR.
Bank statement pricing is separate and often higher than conventional pricing. Your score, LTV, loan amount, occupancy, documentation, and selected lender affect the rate and costs. Visit today’s Utah mortgage rate options for a personalized comparison. Compare points, lender fees, APR, and the payment at the same time.
Higher-value Utah homes can increase the required loan amount and reserve target. Buyers in Salt Lake County, Utah County, the Wasatch Back, and Washington County should work from the actual purchase price, down payment, taxes, insurance, and HOA dues rather than a statewide affordability estimate.

How to Prepare for a Bank Statement Loan
- Organize complete statements. Include all pages and all required months.
- Keep business and personal transactions clear. Document transfers so income is not counted twice.
- Explain unusual deposits. Save invoices, contracts, and source records.
- Address overdrafts and NSF activity. Discuss recent account issues before submitting the file.
- Build reserves. Plan for approximately six months on most programs and ask whether your scenario requires more.
- Request an income calculation early. Compare eligible 12-month and 24-month results before committing to a purchase.
If tax returns show low income, also review mortgage options for Utah buyers with low tax-return income. A conventional loan may still be available and may have lower costs.

Frequently Asked Questions

What’s new with bank statement loans in 2026?
The broader non-QM market has grown and automated statement analysis is becoming more common. Program requirements remain lender-specific, so compare current credit, expense-factor, LTV, and reserve rules.
What credit score do I need for a bank statement loan in Utah?
Select programs start at 620. One-year self-employed options may start at 660+, and select 680+ scenarios may allow up to 90% LTV. These are separate examples subject to lender requirements.
Are bank statement rates higher than regular mortgage rates?
They are often higher than conventional rates. Compare a personalized quote using the same loan amount, down payment, lock period, points, fees, and APR.
