Use this bank statement loan document checklist Utah guide to get ready for a home loan. It covers bank records, proof of your business, cash to close and reserves. Gather these items before you buy or refinance a Utah home.

What documents do you need?

Most bank statement loans need 12 or 24 months of full bank statements, proof of self-employment, ID and asset records. You may also need records for large deposits and transfers. For a purchase, include your home contract. For a refinance, include your current mortgage statement. Your lender sets the final list.

Start with these records. Your lender may ask for more after the first review.

What to gather Why you need it
12 or 24 months of full bank statements Shows deposits and income trends. Include every page.
Proof of your business and ownership Shows when you started and how much of the business you own.
ID and loan application details Helps the lender check your identity, debts and housing history.
Bank and investment asset records Shows funds for the down payment, costs and reserves.
Records for transfers and large deposits Shows where funds came from and avoids counting them twice.
Home contract or mortgage statement Shows the purchase terms or the loan you want to refinance.
Home, insurance and HOA details Helps the lender check the property and estimate your payment.

Personal or business bank statements?

Business accounts show funds your clients pay to the business. The lender checks which deposits count. It then uses an approved method to account for business costs.

Personal accounts may show income or transfers from your business. If you use both account types, show how money moves between them. Use this bank statement loan document checklist Utah guide to sort your records. Then ask which accounts the lender needs.

Explain transfers and large deposits

A transfer does not create new income. For example, a client pays $10,000 into your business account. You then move it to your personal account. That is one payment, not $20,000 in income.

Add invoices and payment records to your bank statement loan document checklist Utah file. These help explain large client deposits. Funds from loans, refunds or asset sales may not count as income. The lender must review the source. Our income calculator guide explains the basic math.

Cash to close is different from reserves

You spend your down payment and closing costs at closing. Reserves are funds left after closing. Most bank statement programs Daniel offers call for about six months of housing-payment reserves. Some need more.

If the payment used for reserves is $3,000 a month, six months equals $18,000. This is an example. Ask which assets count and how the lender values them.

Purchase, refinance and jumbo files

For a purchase, gather the signed home contract and all addenda. If you have not found a home yet, share your price range, city and home type.

For a refinance, gather your current mortgage statements and loan balances. Share your estimated home value and goal. A cash-out loan also needs a review of equity and ownership history.

Larger loans may need more asset and property records. Compare jumbo bank statement loans and cash-out refinance options.

Bank Statement Loan Document Checklist Utah: Five Steps

  1. Set your purchase or refinance goal.
  2. Ask which accounts and statement period to use.
  3. Gather full bank statements, business proof and asset records.
  4. Explain transfers, large deposits and seasonal income changes.
  5. Review your bank statement loan document checklist Utah file with Daniel before you choose a home budget.

Do not alter your bank statements. Send records through the lender's secure channel. A first review does not replace final loan approval.

Bank Statement Loan Document Checklist Utah: FAQs

Can I use screenshots?

Use full bank-issued statements. Screenshots may leave out pages, account details or deposit history.

Does 12 months of statements mean one year in business is enough?

No. These are two separate rules. Some lenders require more business history. See our one-year self-employed loan guide.

Will I need a CPA letter?

Maybe. Ask what the lender needs before paying for one. Read our expense factor and CPA letter guide.

Can I apply without tax returns?

Some programs use bank statements to review income. You still need a full application, other records and lender approval.

How long does closing take?

It depends on the lender, appraisal, title and file. Ask for a timeline before you set a contract deadline.
