Quick answer: What changed in mortgage lending this week?
FHA issued rules for alternative credit-score models beginning with eligible case numbers assigned January 1, 2027. Freddie Mac’s October 8 national 30-year fixed mortgage average rose to 7.40%. Fannie Mae also revised employment verification and certain income-documentation rules. Ask your lender which changes apply to your application and compare a personalized quote.
Utah mortgage brief: National rates moved higher again
Freddie Mac’s national 30-year fixed average reached 7.40% on October 8, 2026, up from 7.28% on October 1 and 6.95% on September 17. The 15-year fixed average reached 6.73%. That is a 45-basis-point increase in the 30-year survey over three weeks. Read Freddie Mac’s October 8 rate release.
These figures describe a national survey of qualifying conventional, conforming home-purchase applications. Your available rate in Salt Lake City, Lehi, Park City or St. George depends on the lender, loan program, credit, down payment, property, occupancy, points and lock period. FHA, VA, jumbo, bank statement and DSCR pricing should be quoted separately.
If you are buying or refinancing, request an updated payment estimate before deciding whether to lock. Compare the same loan amount, term and lock period, then review APR, points, lender fees and cash needed to close. FHA prepares for alternative credit-score models in 2027
FHA published Mortgagee Letter 2026-11 on October 8, 2026. It adds VantageScore 4.0 and FICO Score 10T alongside Classic FICO for FHA Title II mortgages with case numbers assigned on or after January 1, 2027. FHA will continue requiring tri-merge credit reports. Its existing credit-score thresholds remain unchanged.
A different scoring model does not guarantee a higher score, approval or better terms. Ask your lender which models it plans to support and how the selected model affects your actual application. This matters for buyers in Salt Lake County, Utah County, Weber County and Washington County who are preparing for a purchase in 2027.
How FHA will select the decision score
Within each submitted model, FHA selects the middle of three differing scores, the lower of two differing scores, or the only available score. If multiple models are submitted, the lowest selected score across those models becomes that borrower’s score. The transaction’s Minimum Decision Credit Score is the lowest borrower-level score among borrowers who have scores.
The lender may submit one or more permitted models but must use the same model types for all borrowers on the loan. FHA’s established thresholds remain:
- 580 or higher: eligible for maximum FHA financing, subject to underwriting.
- 500–579: limited to 90% maximum LTV.
- Below 500: ineligible for FHA-insured financing.
Lender overlays and other qualification requirements may apply. These are future credit-model provisions; they should not be advertised as an option already available for every FHA application today.
Fannie Mae updates employment verification and K-1 income rules
Fannie Mae’s October 7 Selling Guide Announcement SEL-2026-09 gives lenders more flexibility in how they complete verbal verification of employment. Existing verification timing requirements remain unchanged. Lenders may use a reasonable, verifiable method appropriate to the borrower’s employment or income type immediately.
For applications dated on or after December 2, 2026, Fannie Mae specifies verbal employment verification for borrowers qualifying with Schedule K-1 income from a business in which they own less than 25%. A verbal VOE is not required when rental income is the only income on the K-1.
For a Utah business owner receiving wages and distributions from the same company, identify the ownership percentage and income sources early. Conventional income rules differ from alternative-documentation programs. If tax-return income does not fit your situation, review Utah bank statement mortgage options with a broker rather than assuming one documentation method applies to every loan.
New job offers and income with an expiration date
The same Fannie Mae announcement changes the three-year income-continuance measurement for income with a defined expiration date. The period is now measured from the application date instead of the note date. It also clarifies that acceptance of a fully executed, noncontingent employment offer or contract may be shown by a signed agreement, written confirmation such as email, or another verifiable method. These changes are effective immediately.
That can be relevant to a buyer starting a new job, or a homeowner qualifying with a trust, retirement benefit, note receivable or other income with a defined end date. The lender still needs to confirm the applicable program, documents and remaining conditions. A job offer by itself does not establish final loan approval.
Jumbo, super-jumbo and non-QM financing
No new, broadly applicable guideline change for bank statement, DSCR, asset-depletion, ITIN, jumbo or super-jumbo programs was verified for this weekly brief. These products use investor-specific guidelines. Credit score, down payment, reserves, cash-out seasoning, appraisal requirements and maximum loan amount should be checked against the selected lender’s current written matrix.
For larger transactions in Park City, Deer Valley, Heber City, Holladay, Alpine or St. George, compare the documentation and loan structure together. Explore jumbo mortgage financing in Utah or DSCR rental-property financing as applicable. National survey rates do not establish the price of these specialty loans.
Three practical steps for Utah borrowers
- Refresh your quote. Recheck payment, points, APR and lock choices using your current scenario.
- Confirm the documents. Identify K-1 income, job offers and income expiration dates before underwriting.
- Ask about implementation. Confirm when your lender will support a new credit model or agency rule.
