What Is a DSCR Loan in Utah?
A DSCR loan is a mortgage primarily designed for real estate investors.

How Is DSCR Calculated?

DSCR = Qualifying Rental Income ÷ Qualifying Property Debt Obligation
For example, if qualifying monthly rent is $4,000 and the applicable monthly obligation is $3,200:
$4,000 ÷ $3,200 = 1.25 DSCR

What Does a 1.00 DSCR Mean?
A 1.00 DSCR generally means the qualifying rental income equals the applicable property debt obligation used in the calculation.
For example:
$3,000 qualifying rent ÷ $3,000 qualifying obligation = 1.00 DSCR
