Quick answer
A jumbo bank statement loan may help a self-employed buyer finance a higher-value home. The lender uses eligible bank deposits to review income. It also checks credit, debts, cash and the home. Large deposits alone do not mean you qualify. Each lender sets its own rules.

Jumbo Bank Statement Loan Requirements Utah: Key Facts
The lender looks at your whole loan file. Start with these five checks.
| Check | What to ask |
|---|---|
| Credit | What score and payment history does this loan need? |
| Down payment or equity | How much cash or home equity do I need? |
| Income and debts | How much income counts? Which debts must be included? |
| Reserves | How much must remain in my accounts after closing? |
| Loan size | Does this lender offer my requested amount? |
Credit score and time in business
Daniel offers selected bank statement options starting at 620+ credit. Selected one-year self-employed options start at 660+. These are starting points for certain programs. A jumbo loan may need stronger credit, more equity or more cash.
Ask which terms apply together. Do not assume the lowest score, largest loan and highest LTV are all part of one offer.
Down payment and cash reserves
LTV means loan-to-value. It compares the loan amount with the lender’s accepted home value. Your loan size and property use can affect the allowed LTV.
Most bank statement programs Daniel reviews call for about six months of housing payments in reserves. Jumbo loans may need more. Reserves are funds left after you pay the down payment and closing costs.
For example, a $9,000 monthly housing expense needs $54,000 for a six-month reserve test. This is a sample, not your loan’s rule. Ask which accounts count.
When is a Utah mortgage jumbo?
For 2026, the one-unit conforming baseline is $832,750. Summit and Wasatch counties have a $1,150,000 limit. Other county limits can differ. Check the county and number of units.
A bank statement loan can still be non-QM below that limit. Its income method differs from standard agency rules. The jumbo cutoff does not set the largest bank statement loan you can get.
See Utah county loan limits and the official FHFA 2026 county list.
How lenders review bank statement income
The lender checks deposits over its accepted statement period. It may review personal or business accounts. Transfers between your own accounts should not count twice. Borrowed funds and unusual deposits may need more review.
Business costs and your share of ownership can reduce the income that counts. Ask which expense factor the lender uses. Do not assume all deposits are income.
Statement length and time in business are separate tests. A lender may accept 12 months of statements but need a longer business history. Selected one-year options have their own rules.
Read expense factors and CPA letters, one-year business history and the income calculator. The calculator gives an estimate, not an approval.
Jumbo Bank Statement Loan Requirements Utah: Documents
Ask for the lender’s list before you pay for a CPA letter. Common items include:
- Complete bank statements for the required months.
- Proof of business ownership and time in business.
- Records that explain large or unusual deposits.
- Account statements for closing funds and reserves.
- Current mortgage statements and details of other debts.
- Property details and a purchase contract, if buying.
- A CPA letter or expense records, if required.
Use the bank statement document checklist. A loan that does not use tax returns for income still needs records and lender review.
Utah property and appraisal review
A Park City condo, Heber acreage home or custom Draper home may need extra review. Ask if the lender accepts the home type. It may need condo records or an added value check.
Primary homes, second homes and rentals can have different terms. If rent is the main way you plan to qualify, compare Utah DSCR loans. DSCR and bank statement loans use different income tests.
Steps to review your jumbo bank statement loan
- Share the home’s city, county, price or estimated value.
- State the amount you want to borrow and how you will use the home.
- Gather bank records, business history and debt details.
- List funds for closing and funds that will remain.
- Ask Daniel to compare lenders and explain the next steps.

Jumbo Bank Statement Loan Requirements Utah: FAQs
Can I get a jumbo mortgage using bank statements?
Selected programs may use eligible bank deposits to review income. You still need to meet the lender’s credit, debt, asset and property rules.
Is a 620 score enough for a jumbo bank statement loan?
A score alone is not enough. Some bank statement options start at 620+, but a jumbo loan may need a higher score. Loan size, equity and property use matter too.
Are 12 months of statements the same as one year in business?
No. The statement period and time in business are separate tests. Ask the lender to confirm both.
Can I use my reserves for the down payment?
Required reserves must generally remain after closing. You may use part of an account to close, but the balance left must still meet the lender’s reserve rule.
