Quick answer
A jumbo bank statement refinance may use eligible bank deposits to review income. The lender also checks your equity, credit, cash and home. Cash-out loans can have different rules. Compare closing costs, the new payment and the time left to repay the loan before you choose an offer.

Jumbo Bank Statement Refinance Utah: Choose Your Goal
Start with what you want the new loan to do. Your goal may be to:
- Lower the monthly payment.
- Pay off the loan sooner.
- Switch from an adjustable rate to a fixed rate.
- Pay off a second lien or HELOC.
- Use some home equity as cash.
A refinance can help one goal but work against another. A longer term may lower the payment yet add years of interest. A lower rate may come with more fees. Compare the full offer with your current loan.
Rate-and-term versus cash-out refinancing
| Loan purpose | What to ask |
|---|---|
| Rate-and-term | Which existing loans and costs can the new loan pay off? |
| Cash-out | What equity, credit, reserves and time-owned rules apply? |
| HELOC payoff | Does the old line’s use or recent draw history change the loan type? |
| Rental property | Would bank statement or DSCR financing better fit the property? |
The lender decides how to classify the loan. Paying off debt or taking cash may change its terms. Confirm the purpose before you compare quotes.

Estimate your equity and cash-out proceeds
LTV means loan-to-value. Divide the new loan amount by the home value the lender accepts.
Here is a sample, not a loan offer. A $1,200,000 loan on a $1,600,000 home gives 75% LTV. Suppose old loans total $1,080,000 and financed costs are $25,000. The rough cash left is $95,000 before other payoff charges.
This is not a program limit or a promised appraisal. Get current payoff quotes. They may include interest and fees not shown in your statement balance.
A lower appraisal can mean less cash or a smaller loan. A higher value does not remove the income, credit or reserve tests.
Jumbo Bank Statement Refinance Utah: Income and Documents
The new lender reviews your income again. It may need 12 or 24 months of statements. Ask which accounts and deposits count.
Transfers between your accounts should not count twice. Large deposits may need invoices or other support. Business costs and your share of ownership can reduce the income that counts.
Past approval does not promise a new approval. Income trends, new debts and lender rules can change the result.
- Gather complete bank statements for the required months.
- Provide proof of business history and ownership.
- Explain large or unusual deposits.
- Show closing funds and reserves.
- List your current debts and mortgage details.

Compare refinance savings with closing costs
Use the same loan details for each quote. Review the rate, points, lender fees, title costs and appraisal costs. Include any charge to pay off the old loan.
Sample: $18,000 in extra costs divided by $300 in monthly savings gives a simple 60-month cost-recovery period. If you sell or refinance sooner, savings may not cover those costs.
This shortcut leaves out balance changes and a new loan term. If the balance or term differs, compare the full payoff schedules. Do not judge the loan by monthly savings alone.
Check taxes, insurance and HOA dues apart from principal and interest. Those costs can change on their own. Keep reserves separate from fees. Reserves are cash that must remain after closing.

Check your Utah home, title and county
Confirm the county, number of units and how you use the home. For 2026, the one-unit conforming baseline is $832,750. Some counties have higher limits. A bank statement loan may still be non-QM below those limits.
Review Utah county loan limits and the official FHFA 2026 county list.
A resort condo, acreage home or custom home may need extra review. Ask about appraisal, title and time-owned rules early. A Park City second home may have different terms from a Salt Lake City primary home.

Jumbo Bank Statement Refinance Utah: FAQs
Can I refinance a jumbo mortgage using bank statements?
Selected lenders may use eligible bank deposits to review self-employed income. You still need to meet credit, equity, cash and property rules.
Can I take cash out with a jumbo bank statement refinance?
Cash-out may be available. The lender sets the allowed LTV, loan size, time-owned rules, credit and reserves. Ask which terms apply to your loan.
Does a lower payment mean refinancing saves money?
Not always. A longer term or larger balance can lower the payment but raise total interest. Compare costs and the new payoff schedule.
Will my past bank statement loan approval carry over?
No. The lender checks your current income, debts, credit, cash and home under the new loan’s rules.
