Quick answer

DSCR loan reserves Utah borrowers need vary by lender and loan. The test is often stated as months of housing expense. Ask how many months you need and which assets count. Plan funds to close and funds that must remain. Do not count the same money twice.

DSCR Loan Reserves Utah: How the Lender’s Test Works

The lender checks the eligible assets you will have once closing funds are paid. It may use a payment that includes principal, interest, taxes, insurance and HOA dues. Ask for the exact expense used in your loan.

There is no universal six-month DSCR rule. Loan size, credit, LTV, rent coverage, loan purpose and property type can change the test. Other rental loans you own may matter too.

Fannie Mae explains financial reserves for agency mortgages. It is useful context for the concept. Its agency reserve rules do not automatically apply to a DSCR loan. Your selected lender’s program controls.

Separate down payment, closing costs and reserves

Cash need What it does When it is used
Down payment Pays part of the purchase price. At closing.
Closing costs and prepaids Pay loan and other fees, plus required deposits and prepayments. At closing.
Required reserves Meet the lender’s test for funds that remain. Must remain as the program requires.

A seller contribution or lender credit may help pay allowed closing costs. Do not assume it replaces your down payment or reserves. Confirm each source and permitted use.

See DSCR down payment guidance and cash-to-close planning.

DSCR Loan Reserves Utah: Calculation Example

This is a sample, not a program quote. Assume the lender uses a $3,200 monthly housing expense. If it requires six months, reserves would be $19,200.

Now assume a $100,000 down payment and $15,000 in costs and prepaids. The simple combined cash-and-reserve target is $134,200. Your actual costs and accepted assets may differ.

Ask the lender to confirm each part of the test. Do not use funds to close if that leaves too little in reserves. For a refinance, ask whether cash-out proceeds can count. Do not assume they can.

DSCR Loan Reserves Utah: Which Assets May Count?

Provide full, current account statements. Cash, investments and retirement assets may be treated differently. The balance you see may be higher than the amount the lender accepts.

  • Do checking and savings balances count in full?
  • Do stocks or retirement funds count? Is a reduction applied?
  • Must funds be held for a set time or easy to access?
  • Can business or LLC accounts count?
  • Are gifts, borrowed funds or loan proceeds allowed?
  • How are joint accounts and shared ownership handled?

Transfers need a clear record. The lender must know the source and avoid counting the same funds twice. Business funds may need proof of ownership and access.

Multiple rentals, LLCs and cash-out loans

Tell the lender about all financed homes and debts. More rentals may bring an added reserve test or a wider review. Strong rent coverage does not remove an asset requirement.

If an LLC will borrow, ask if personal assets can support the loan. Confirm which ownership records, statements or guarantees are needed. An LLC does not automatically remove personal credit or cash review.

Keep an operating cash buffer too

The lender’s reserve test is only part of your plan. Your rental budget should also cover vacancy, repairs, upkeep, insurance deductibles and larger future costs.

A seasonal rental may earn most of its income in a few months. Bills can still arrive all year. Consider that timing for a Park City vacation rental or St. George seasonal home.

Test lower rent and higher costs. Required reserves may not be enough for an older roof or a long vacancy. Review rent and appraisal guidance and short-term rental financing.

Confirm your cash plan before making an offer

Share the price, loan amount, expected rent and housing expense. Also share your credit range, LLC details and cash sources. Ask Daniel to review the down payment, costs and remaining assets together.

Start with Utah DSCR financing, loan requirements and the DSCR calculator. An estimate still needs lender review.

DSCR Loan Reserves Utah: FAQs

How many months of reserves do Utah DSCR loans require?

There is no single rule for every loan. Ask the lender which monthly expense it uses and how many months your loan needs.

Are reserves part of my down payment?

No. Reserves are separate assets that generally must remain after you pay the funds needed to close.

Can retirement or investment accounts count as reserves?

Selected lenders may accept them. They may reduce the balance they count or require proof of access. Confirm the accepted value before relying on it.

Can cash-out proceeds count as reserves?

It depends on the DSCR program. Ask the lender how it treats the proceeds and funds left after closing.
