DSCR Loan Down Payment Utah: Quick Answer

Your DSCR down payment depends on the maximum loan-to-value ratio the lender allows. At 80% LTV, a $500,000 purchase would need $100,000 down if the lender accepts that value. Closing costs and reserves are separate. Credit, rent coverage, home type and loan size can change the required cash. Confirm your exact program before making an offer.

DSCR Loan Down Payment Utah: Key Facts

Item Why it matters
Down payment Your cash toward the purchase price
LTV Loan amount divided by the lender’s accepted property value
DSCR Qualifying rent divided by the program’s housing payment
Closing costs Fees, prepaid items and escrow deposits, separate from the down payment
Reserves Approved funds left after closing
Credit and home type Can change allowed LTV and pricing
Refinance equity Existing value less debt, subject to appraisal and program limits

DSCR Loan Down Payment Utah: LTV Examples

Start with the price and the lender’s allowed LTV. The simple purchase calculation is price minus loan amount. A lender may use the lower of price and appraised value, so a low appraisal can raise the cash you need.

These examples use a $500,000 price and accepted value. They show the math only. They do not establish an available program or approval.

Illustrative LTV Loan amount Down payment
80% $400,000 $100,000 / 20%
75% $375,000 $125,000 / 25%
70% $350,000 $150,000 / 30%

For a low-appraisal example, assume a $500,000 price, a $480,000 accepted value and an 80% LTV limit. The loan would be $384,000. The cash toward the price would be $116,000 before closing costs. Discuss appraisal gaps before you commit funds.

See DSCR LTV Utah for how leverage affects a rental loan.

DSCR Loan Down Payment Utah: Total Cash Budget

Your down payment is only one part of the cash plan. Ask for an estimate of fees, prepaid insurance, taxes and escrow deposits. Include inspection and appraisal costs in your budget even if some are paid before closing.

Illustrative cash plan: $100,000 down + $10,000 closing costs = $110,000 before any deposit credits or allowed adjustments. If the program also needs $15,000 in reserves, you would need to document those funds left after closing. Reserves are not an extra fee paid to the lender.

Actual costs and reserve rules vary. Keep a cushion for repairs, vacancies and surprises. Do not spend every available dollar on the smallest possible down payment.

DSCR Loan Down Payment Utah: Rent Coverage

A DSCR loan reviews rental income against the loan’s required housing payment. Many programs use principal, interest, taxes, insurance and HOA dues, called PITIA. Confirm which rent and payment figures the lender uses.

DSCR = qualifying monthly rent ÷ monthly housing payment.
$2,900 rent ÷ $2,900 PITIA = 1.00 DSCR.
$2,900 rent ÷ $3,223.75 PITIA = about 0.90 DSCR.

A larger down payment can lower the loan amount and payment. That may improve DSCR if other inputs stay the same. It does not guarantee approval, and taxes or insurance can still change.

Use the DSCR calculator guide to compare scenarios. Ask about no-ratio options when rent coverage is weak. These programs have their own credit, equity and cost rules.

DSCR Loan Down Payment Utah: Credit and Home Type

The lender looks at the whole loan. Credit history, score, rent coverage, home type, location and loan size can affect the allowed LTV. One lender’s limit may differ from another’s.

Condo projects, unusual homes or short-term rentals may need extra review. A home with strong rent can still fail a property rule. Provide the address and home type early so the quote reflects the actual purchase.

Read DSCR credit score factors and DSCR loan requirements. Review pricing through DSCR rates Utah rather than assuming that a smaller down payment always produces the best total cost.

Documents and Approved Sources of Funds

Prepare complete statements showing the funds you plan to use. The lender may ask where large deposits came from. Explain asset sales, transfers and owner contributions before the final review.

  • Current bank or investment account statements
  • Records for large deposits or account transfers
  • Proof of the earnest-money deposit
  • Purchase contract and property address
  • Lease or other lender-approved rent evidence
  • Tax, insurance and HOA figures
  • LLC records if an entity will borrow

Do not assume gifts or borrowed funds are allowed. Ask which sources the program accepts. Borrowing the down payment can add debt and change the loan review. Confirm reserve asset rules before moving or selling investments.

Down Payment Planning for an LLC

An approved LLC may hold title and borrow under some DSCR programs. The lender still needs a clear source of cash and may review owners or require a guarantee. An entity does not remove the need for equity.

Ask whether the funds should be in an entity account and how to document owner contributions. Match the entity name across the contract, loan and title records. Review DSCR loans for LLCs Utah before deciding how to hold the rental home.

Purchase Down Payment vs. Refinance Equity

A purchase uses cash toward the price. A refinance uses the value and existing debt to determine equity and a possible new loan amount. The lender’s appraisal and program rules control the calculation.

Cash-out refinance limits can differ from purchase limits. Title history, ownership seasoning and recent improvements may affect the review. Do not assume a purchase LTV example also applies to cash-out.

Compare purchase loans, refinance loans and cash-out refinance options using the same property and goal.

DSCR Loan Down Payment Utah: Local Rental Review

UtahLowRate.com works with rental investors statewide. Use property-specific rent evidence and costs rather than a citywide estimate alone. Your own operating budget should allow for repairs, management and vacant months.

  • Salt Lake City rentals: compare the lease or market rent with actual tax, insurance and HOA costs.
  • Park City rentals: review resort condos, seasonal income and project eligibility.
  • St. George rentals: check HOA rental rules and the operating plan.
  • Lehi, Provo, Ogden and Heber City: assess the individual home’s rent and condition.

For vacation rentals, verify local permission and HOA rules separately from loan approval. Review short-term rental loan guidance. A rental income projection is not a promise of future cash flow.

Compare Smaller and Larger Down Payments

A smaller down payment may leave more cash for repairs or another purchase. A larger one can reduce debt and may improve pricing or rent coverage. Compare both choices with the same rent, term and fees.

Ask for side-by-side loan amounts, monthly payments, points and cash needed. Review prepayment terms if you may sell or refinance early. With an interest-only loan, understand the later payment and remaining balance.

Compare DSCR and conventional investment loans. For a business owner qualifying on personal income, bank statement loans may be another path.

A published lender example can provide context: Visio describes a 20% minimum down payment for its DSCR loans, with more cash possible based on the loan. This is that lender’s guideline, not a universal UtahLowRate.com offer.

Steps to Review Your DSCR Loan Down Payment Utah

  1. Share the price, address, home type and expected rent.
  2. Review credit and the lender’s accepted rent evidence.
  3. Compare available LTV and down-payment scenarios.
  4. Estimate closing costs and required reserves.
  5. Confirm approved funds and any entity documents.
  6. Review the appraisal and final loan conditions.

Avoid three common mistakes: confusing reserves with fees, using an unsupported rent estimate and assuming the appraisal will equal the price. Resolve these questions before your closing date.

DSCR Loan Down Payment Utah: FAQs

How much down payment does a Utah DSCR loan need?

There is no single amount for every DSCR loan. The lender sets the maximum LTV based on credit, rent coverage, property type and other factors. If a program allows 80% LTV on an approved $500,000 purchase, the down payment would be $100,000 before closing costs.

Are reserves part of the down payment?

No. Reserves are approved funds left after closing. They are separate from the down payment and closing costs. The lender decides the required amount and which assets count.

Does a larger down payment improve DSCR?

It can. A smaller loan can reduce the monthly payment and raise rent coverage if rent and other costs stay the same. The lender still applies its full program rules.

Can I use gift funds or borrowed money?

Do not assume either source is allowed. Ask the lender about approved sources, transfer records and any added debt before moving funds.

Can my LLC buy the rental home?

Some DSCR lenders allow an approved LLC to borrow. Entity documents, owners and any required guarantees must meet the program rules.

Is a 20% down example a guaranteed offer?

No. It is a calculation example. Your required equity may be different after the lender reviews credit, rent, the appraisal and property type.
