Quick answer
A DSCR lender compares accepted rent with the home’s qualifying loan payment and housing costs. It may use a lease, appraised market rent or other approved records. Ask which rent counts. Gross bookings, a listing’s rent estimate and an online value may not meet the lender’s rules.

DSCR Rental Income Appraisal Utah: How Rent Affects Your Loan
DSCR means debt service coverage ratio. Many residential DSCR programs divide accepted monthly rent by the qualifying monthly housing expense. The lender’s formula controls.
The expense often includes principal, interest, taxes, insurance and HOA dues. An interest-only loan may use a different test. Ask which payment is used to qualify.
Sample: $4,000 in accepted rent divided by $3,200 in qualifying expense gives 1.25 DSCR. If accepted rent drops to $3,600, the same payment gives 1.125. Lower accepted rent may affect the loan terms even if the home value is enough.
Use the DSCR calculator for an estimate. Review DSCR loan requirements before relying on a ratio alone.
Lease rent versus appraised market rent
| Rent record | What to confirm |
|---|---|
| Signed lease | Does the lender accept it? What proof of rent payments is needed? |
| Market-rent appraisal | Which form is required? How does the lender use the rent opinion? |
| Vacant home | Can supported market rent be used before a tenant moves in? |
| Above-market lease | Does the lender cap rent or compare it with market rent? |
Do not assume the lender always uses the higher or lower figure. Ask for the rule. Also ask if a vacancy factor applies and how rent from multiple units is treated.
The rent opinion and home value serve different purposes. Rent helps test coverage. Value helps test the loan amount against the home.
Fannie Mae publishes agency rental-income guidance. Those agency rules do not automatically apply to a DSCR lender’s program.
DSCR Rental Income Appraisal Utah: Short-Term Rentals
A nightly rental needs its own review. Gross bookings may include cleaning charges and other fees. The lender may also review seasonality, owner use and the records behind the income.
Ask if it accepts past rental receipts, appraised rent or a third-party forecast. A platform’s revenue estimate is not a promise of qualifying income.
Provide the full period the lender requests. Do not select only strong months. Explain refunds, owner stays and one-time events.
For Park City, Heber, St. George and other Utah markets, check local rental rules and HOA limits. Confirm the home is eligible before paying for lender-required services. Read short-term rental DSCR guidance.
Home value, condition and loan-to-value
The appraisal also supports the home’s value. LTV means loan-to-value. It compares the loan amount with the value the lender accepts under its rules.
A lower value may mean more cash, a smaller loan or a different program. Strong rent does not always solve a low appraisal.
Tell the lender about acreage, mixed use, needed repairs or an unusual home type. A condo may need a project review. Ask whether the unit count and property type fit the selected loan.
Check housing costs and build a separate rental budget
Use current tax, insurance and HOA records. A listing’s payment estimate may not be enough. A purchase or new insurance policy can change costs.
Ask which figures the lender uses. Then build your own rental budget. The DSCR test may not include every cost of owning the property.
- Vacancy and missed rent.
- Repairs, maintenance and larger future work.
- Management fees and utilities you pay.
- Insurance deductibles and other costs.
A qualifying ratio does not guarantee profit. Stress-test lower rent and higher costs before you buy.
DSCR Rental Income Appraisal Utah: Records to Gather
- Signed leases and rent-payment records, if requested.
- Full short-term rental records, if relevant.
- Tax, insurance and HOA details.
- Home type, unit count, condition and planned rental use.
- A purchase contract or current mortgage details.
- Borrower or LLC records and funds for closing and reserves.
Let the lender specify and order its required appraisal. An old appraisal, online home value or rent survey may not meet the selected program’s rules.

DSCR Rental Income Appraisal Utah: FAQs
Does a DSCR lender always use my lease rent?
No. It may compare the lease with appraised market rent or ask for more records. Confirm how your lender decides which rent counts.
Can a vacant Utah rental qualify for a DSCR loan?
Selected programs may accept supported market rent for a vacant home. Ask which records and conditions apply to your loan.
Can I use Airbnb or other short-term rental revenue?
Only if the lender accepts it under that program’s rules. Gross bookings and projections are not always the rent used to qualify.
Does a 1.25 DSCR mean the property will make money?
No. The lender’s ratio may leave out some costs. Make a separate budget for vacancy, repairs, management and other rental expenses.
